  • You should give more thought to where to buy a house than any other factor. Making a good choice of location will make life easier & more enjoyable.

Deciding Where to Buy a House is Critical

While location is a personal decision, here are some questions that will help guide you in the right direction.

    • How close do you need to be to your workplace?  Commuting is usually the biggest limitation on where buyers choose to live.
    • How close do you want to be to friends & family.
    • What areas or neighborhoods do you love?  If it’s too expensive to buy there, buy as close as you can afford.
    • Do you have or plan to have kids in school?  Parents usually don’t want to move their kids from one school to another once they’ve started.

Try out the commute from a home you like at different times of day and different days of the week.

Your Buyer’s Agent will help you keep resale in mind when you choose where to buy a house.  Many of the factors that you choose above will help ensure you pick an area where you’ll be able to sell the home in the future.  Good resale factors are:

    • Within 20-30 min of most employment (downtown, etc.)
    • Close to popular restaurants, shops, areas that you can walk to and enjoy.
    • Good school district, especially elementary schools (even if you don’t have kids, future buyers might.)
    • In a safe, relatively quiet area.  You may be big and tough, but most buyers don’t want a sketchy area!

For resale, keep in mind that for most buyers, a great neighborhood is much more important than the size of home.  Also, you may get a good deal in a suburb far from town, but resale gets more difficult the further you move away from the area with the majority of jobs.

Talk to at least two neighbors before deciding on a home.  Get their thoughts on the area and check them out as future neighbors.
